How much rent will my property achieve?

This will depend on a few factors including market conditions, similar properties for lease in your area, how your property is presented and what your property includes. How long will it take to find a suitable tenant for my property?

This depends on a few different factors such as pricing, how your property is presented, marketing, open for inspections and also market conditions. At All About Rentals we have a very low vacancy rate and on our initial meeting we will discuss all the above factors to ensure we find a suitable tenant for your property as soon as possible.

Do I get a say in the tenant that moves in?

Yes absolutely! We will conduct all the reference checks on the applicant and present this information to you. We will be 100% honest with you and let you know whether we feel they are suited to your property. It is only with your final approval that we then proceed with the application. We will also conduct a public record search on the tenant to ensure they are not blacklisted or bankrupt.

What happens if my tenant does not pay rent on time?

Here at All About Rentals we monitor rent arrears every morning once the pay file has been downloaded. Once your tenant falls in arrears you will be contacted and notified of what has happened and when the rent will be paid.

When will I be paid my rental income?

We disburse to our landlords every 72 hours, so as soon as the funds reach our account the payment will be sent to you ASAP. You will receive an electronic statement as soon as the funds have been paid.

Do I need landlord insurance?

As with any insurance policy, it is not compulsory to have landlord insurance on your property. However, as property specialists, it’s our expert recommendation that every investment property owner should have a specific landlord insurance policy in place for their property. Landlord Insurance protects you in the event of a tenant not paying rent, departing the property early or damaging the property. It also includes public liability and limited cover for contents (e.g. floor coverings, curtains).

While there are plenty of options out there, we suggest choosing very carefully. Many policies provided by the major banks are worthless! Be sure to look at how well a policy can cover unpaid rent, liability claims, damage to contents and extreme weather, and most importantly have a look at the excess conditions.

I have other properties currently managed with other agents – do you manage properties outside of Pakenham?

Yes. All About Rentals manages properties from Warragul through to St Kilda. We find that most tenants these days search for properties online, so it doesn’t affect the marketing where your property is located to where we are based.

Can I leave my current property manager while the tenants are on a lease?

Yes. This is something a lot of landlords are unaware of, as they feel that if their tenant is on a lease they can’t change agents. This is not the case. The authority that you sign with the agent is only to find the initial tenant. Once the tenant has been found you can change agents at any time. The agent should not charge you any fees to pick up your file.
