This is a subject I am very passionate about and as an investor this should be one of the first questions you ask of your agent " What is your marketing schedule for my property?" and then of course " How much will it cost?".
Marketing does matter in today's market when advertising your property for rent, why should your rental be treated any different from if you were to sell your property. When preparing a home for sale, we put so much time and energy into presenting it the best we can, why?
To get plenty of interest in the property, have great attendance at opens, receive multiple offers, to sell it in a quick time frame and of course to get the maximum sale price...... Aren't these all the same objectives when leasing a rental property?
In a flooded market you need your property to stand out from the rest, the presentation needs to match the price. If you want to get that extra $10 per week , the one off fee of $90 on professional images that you get to keep for life time pay for themselves.
We would never put a bad image of ourselves as our new profile picture on Facebook so why would we do the same to present your investment, your nest egg or your children's future.
By executing the correct marketing we have seen properties leased within 3 days, quality tenants and maximized rental return.
